Project Design Response

The firm takes pride in its ability to provide the highest quality services for project management, planning, design, contract documentation and contract administration.   LOA's design and management philosophy promotes maximum performance and commitment to the  project goals from the entire team.  A thorough understanding of building design principles, construction materials, building systems, construction methods and costs are applied to every project.  We believe the minimum expectation in any project is converting the client's desires and dreams into reality, with strict adherence to budget and schedule.   To go beyond the minimum and excel, we pro-actively approach projects and seek optimum design solutions through a process of developing options, evaluating alternatives and challenging our own and other's preconceptions. We apply the skills and experience of our key personnel on all projects in order to maintain high standards of performance and to assure client satisfaction.

LOA has accumulated a very extensive cost estimate program.  Through computer networking, we keep this up to date with the most current unit prices from projects when the bids come in.  This allows us to do quantify take-offs and input the information. The calculations are then automatically totaled by the material and construction division.  By performing cost estimates at various stages of the design, we are able to get a quick comparison of actual costs to budgeted costs and make adjustments when necessary.

LOA uses two tools to assist the user in understanding exactly what they are seeing and getting.  Three dimensional computer models, renderings, and animated fly-throughs allow LOA and the client to better understand the project.  Scaled models are used for massing studies, siting studies, solar studies, and spatial studies.  Full size cardboard mock-ups of casework and millwork can be built in house, allowing the user to actually experience unique aspects of millwork “beyond paper”.  The capabilities and expertise of the LOA staff go beyond traditional basic services to provide the client with a complete and accurate understanding of the building prior to construction.
